Two hundred and fifty residences across six acres is a low count for this stretch, and the open aspect towards the river is not something a later scheme can build over. A first branded address in a city tends to hold its premium longest, though that only holds if delivery matches the brochure.

What we check before you commit
- The RERA registration, its validity, and the sanctioned plan filed under it.
- Title of the land parcel, and every encumbrance registered against it.
- The builder buyer agreement, clause by clause, including the delay compensation.
- What the developer has actually delivered nearby, and how late it was.
- Registered transactions in the same sector, which is the only price that is a fact.
