Our Story
It started with a question our clients kept asking.

Dubai, 2025
Obsidian began as Obsidian Ventures, an asset management firm investing across public and private markets. The mandate was capital. Property was somebody else's business.
Then the clients started asking. They wanted exposure to Dubai real estate and they wanted us to take it on for them. We had no background in it, so we learned it from the ground up. Master plans and service charges. Escrow law and handover risk. Which towers actually resell, and which ones only look as though they do.
We stopped guessing and started underwriting. Those clients did well, and we noticed something we could not put down.
The question
If a Dubai apartment could be underwritten like any other asset, why couldn't a home in Gurugram? In Delhi NCR the largest purchase most families will ever make is still brokered by whoever picked up the phone first. Prices are quoted from hearsay. Title gets checked after the token has moved.
Everyone will tell you the market is going up. Almost nobody will tell you what the flat next door actually registered at.
We thought that market could be organised. Not disrupted with an app, but organised the way a private bank organises wealth: a small number of clients, real information rather than sentiment, access that is not advertised, and advice that survives contact with the transaction.
Built from the first brick
There is a second reason this firm exists. I grew up around a family business, and around the particular pressure that comes with being handed something built by someone else.
Obsidian is the answer to that: a house built from the first brick, on my own terms and my own mistakes. It is also why the standard here is uncomfortably high. When your name is the only thing behind the advice, you check the paper twice.
India, today
Obsidian Realtors opened in Lutyens' Delhi and Vasant Vihar, two of the hardest and quietest markets in the country, where nothing is advertised and everything is known. If you can work there, you can work anywhere in NCR.
Since then we have become an authorised channel partner to India's major developers, extended across Gurugram, Noida and the Dwarka Expressway corridor, and transacted ₹250 Cr+ in transaction value. We keep desks in Dubai and London because our clients do.
Today we work with a narrow group: investors, developers, and families whose names will never appear on this website. The mandates differ enormously. The standard does not.

Access before inventory
The best assets in Delhi NCR are never advertised. Our job is to be in the room before a listing exists.

Paper before price
Title chain, encumbrance, approvals, litigation. A good price on bad paper is not a good deal. It is a slow problem.

Discretion as standard
No client names, no addresses, no transaction values. Not as a premium service, but as the only way we operate.

Present until registry
We are on the file until the sub registrar's stamp is dry, and for the years of questions that follow it.
