Independent floors and villas: the quiet preference of the Gurugram elite.

For all the tower launches, a large part of the city's wealth still prefers a floor or a villa it does not share.

Amid the race to build higher, a stubborn truth holds: much of Gurugram's old wealth would still rather own a floor or a villa than a flat in a tower, however branded. DLF Phase 1 to 5, the independent-floor market, exists precisely because of this preference.

The appeal is control and privacy. No shared lobby, no common lift, no society politics, a home that is yours from the street to the terrace. The new stilt-plus-four floors have modernised the format, adding lifts and parking without giving up the independence.

Some buyers will always choose the door they do not share.

The trade-off

Independent product means you carry more responsibility, maintenance, security, and often less of the amenity a tower bundles in. But for the buyer who values privacy above a swimming pool, it is not a compromise. It is the whole point.
