Buyers fixate on the headline and forget the stack on top. On a Gurugram purchase, the costs beyond the price are real.
Stamp duty and registration
Haryana levies stamp duty on the higher of transaction value or circle rate, with registration on top. Rates vary by buyer's gender and municipal area. Budget it as a meaningful percentage, not a rounding error.
Circle rates
The government's floor value for a location. If your price is below it, duty is still charged on the circle rate, and the gap can raise tax questions. In premium pockets the circle rate can lag the market, affecting both duty and structuring.
The price is what you agree. The cost is what you pay. Know both before you sign.

Legal and diligence fees, brokerage, GST where applicable on under-construction, society transfer, and a proper title search. None optional if you want to sleep.
