For years one developer owned Gurugram luxury. A new generation has broken it open, from Jacob & Co towers to Lamborghini residences.
A decade ago, luxury in Gurugram effectively meant one developer. That is no longer true. M3M, Signature Global, Smartworld and others have built serious premium product, and pushed into branded territory, M3M with Jacob & Co, Signature Global with Tonino Lamborghini.
For buyers, competition is a gift: more choice, sharper amenities, developers who must compete on design and delivery. It also means a wider spread of quality, and of risk.
A monopoly gave you one standard. Competition gives you a range. Choose carefully.
How to read a newer developer
Track record over marketing. Has this builder delivered similar scale, on roughly the promised timeline and quality? Walk a finished project, not a sample flat. Talk to owners who have lived in a completed building for two years. Renders are free; a satisfied owner is the only reference that counts.
I welcome the new developers, they gave my clients options that did not exist. But more builders means more ways to get it wrong.
My filter is simple: show me a building you finished, where people are happy living. Everything else is a brochure.
