Gurugram or Noida: the honest comparison the brochures won't give you.

Two NCR giants, two very different markets. Where each wins, and which suits which buyer.
The Gurgaon-versus-Noida debate is older than most of the towers in either city, and usually argued by someone selling in one of them. The honest answer is that they are different products for different buyers.
Gurugram leads on corporate density, the depth of its luxury market, and the concentration of wealth, its Golf Course corridor has no real equal in Noida. Noida, with the expressway, the coming airport at Jewar and generally lower entry prices, offers value and, in pockets, faster percentage growth from a lower base.
Gurgaon is where the money is. Noida is where some of the value is.
How to choose
If you are buying ultra-prime, or need to be inside the corporate and social gravity of the city, Gurugram is rarely the wrong answer. If you are an investor hunting appreciation from a lower entry, Noida deserves a serious look, particularly around the airport. The mistake is loyalty to a city over fit to a purpose.
I work Gurgaon because it is where my clients live and where the ultra-prime market is deepest. I will not pretend Noida does not have genuine opportunities, it does.
Buy the city that fits the purpose, not the one your cousin swears by. Both cities have made people money, and both have trapped the careless.
