Certified green towers command a premium and rent faster. What was a marketing line is becoming a valuation input.
For years sustainability was a brochure word. That is shifting. Certified green buildings, lower energy and water use, healthier air, are beginning to command measurable premiums on sale and rent, and to lease faster.
The drivers are practical. Corporate tenants increasingly require green space for their own reporting, supporting commercial rents. And luxury buyers now expect running costs and air quality to match the price, especially in Gurugram's pollution seasons.
Green started as a slogan. It is becoming a number on the valuation.
What matters
Certification is a signal, not a guarantee. Delivered performance is what counts, real savings, genuine air handling, materials that age well. A plaque on a badly run building is worth little.
I used to treat green certification as marketing. I changed my mind, my clients now ask about air handling and running costs unprompted.
I still read past the plaque to the performance. A certificate is a claim; the utility bill is the truth.
