Established, liquid, and priced accordingly. Why the core corridor behaves differently from everything around it.
Every city has a street where old money settles. In Gurugram it is Golf Course Road, the eight kilometres past the DLF Golf and Country Club.
Blended values sit in the high thirties to mid forties of thousands per square foot, trophy stock well above. Growth in percentage terms is slower, because the base is high. What the core offers is liquidity: a good asset here always has a buyer.
The core does not double your money. It refuses to lose it.
Who it is for
The buyer here is not chasing appreciation. They are placing capital where it will hold, in a home their family recognises as the address. The premium is the point.
When a client says the money simply must not go backwards, I bring them here. The core is the closest thing Gurgaon has to a savings account with a doorman.
They will not see the Expressway's headline gains. That is the trade. Certainty costs a premium, paid on purpose.
