Haryana has cleared a 600-metre-plus skyscraper for Global City on the Dwarka Expressway. What a landmark of that scale does to the land around it.
Gurugram has never lacked ambition, but Global City raises it. A large, master-planned district by the state's industrial arm at the western end of the Dwarka Expressway now carries approval for a skyscraper reported in the 600 to 700 metre range, which would make it India's tallest.
Landmarks of this scale anchor identity and pull forward infrastructure. Both raise nearby land values, often well in advance of fundamentals.
A skyline is built in years. The premium it creates is priced in months.
Opportunity and caution
Master-planned districts, when delivered, create some of the best long-term value in a city, look at what Cyber City did around it. But master plans slip, and a record-height tower carries execution risk to match. The land reacts to the announcement long before the building is real.
