What a builder floor in DLF Phase 1 actually costs in 2026.

Ask five brokers what a floor in Phase 1 costs and you will get five asking prices. Askings are stories. Registrations are facts.

A new floor on a 300 square yard plot now trades between roughly ₹8.5 and ₹11 crore depending on block, floor and what the front looks at. The gap between an ordinary lane and a park front is wider than most sellers admit.

Block by block

C Block wide avenues, ₹9.5 to 11 crore; H Block park rows, ₹9 to 10.5 crore; A and B, ₹8.5 to 9.5 crore; E Block and inner lanes, ₹8 to 9 crore. Park-facing carries an 8 to 12 percent premium. Older floors trade 15 to 25 percent below new build.

What moves the number

Frontage, the NOC file, and who built it. A 45-foot front carries light and value. A clean occupation file closes fast and full. And buyers now pay visibly more for the handful of builders whose sites they have walked.
