India's first eight-lane elevated urban expressway is open end to end. The corridor it created is now among the busiest housing markets in the country.
Some roads move traffic. A few move a property market. The Dwarka Expressway, an eight-lane, largely elevated corridor linking Delhi, Gurugram and the airport, is the second kind.
Reporting has put the new Gurgaon and Expressway cluster at a large share of the city's housing sales, with tens of thousands of homes planned and marquee launches clustering on either side. Government has layered on interchanges, a proposed extension into Delhi, and Global City anchoring the western end.
Roads first, prices second, delivery last. Respect the order.
The opportunity
Entry prices with genuine room to run, sitting on infrastructure that is largely built rather than promised, with immediate airport connectivity that matters enormously to the frequent-flyer buyer.
The risk, plainly
The spread of quality here is the widest in Gurugram. On this corridor the developer's record is the whole decision. A great location with a weak builder is a slow disappointment.
