The diligence file we run before you ever see a home.

Title, encumbrance, approvals, litigation. The unglamorous work that decides whether a deal is a home or a headache.

The most important part of any transaction is the part nobody photographs. Before a serious viewing, a file exists, and if it is not clean, there is no viewing.

What is in the file

The title chain traced back far enough to be sure. The encumbrance certificate. The sanctioned plan and, for built property, the occupation certificate. Land use and, for plots, conversion status. Litigation history. Dues. And for apartments, the society NOC and outstanding charges.

A clean file is not a formality. It is the difference between a home and a lawsuit.

Why before, not after

Most brokers show first and check later. We invert it. By the time a client falls for a home, the reasons they might not safely buy it are known, and resolved or disqualifying. Slower, and why our deals close and stay closed.
