The ₹100 crore apartment is here. What it means for the rest of the market.

DLF's The Dahlias sold past ₹15,700 crore, one family took four flats for ₹380 crore, and the ceiling on Golf Course Road quietly disappeared.

Two years ago, if you had said an apartment in Gurugram would sell for more than a hundred crore rupees, most brokers would have smiled politely. Today it is the headline number of the city's biggest launch, and it is not an outlier.

DLF's The Dahlias, on 17 acres in Sector 54 beside the Golf Course, has become the reference point for the entire ultra-luxury segment. Reporting through the first half of 2026 put sales near ₹15,700 crore across a little over 200 apartments, priced between about ₹61 crore and well past ₹100 crore for the largest plates. One Delhi-NCR business family was reported to have bought four apartments together for around ₹380 crore.

The ceiling did not move. It disappeared.

What is actually driving it

Supply of large plates near the Golf Course is close to fixed. The buyer is now a domestic industrialist paying from wealth, not leverage, so rates barely register. And the finished, serviced super-luxury product has pulled a class of buyer out of Lutyens' bungalows into vertical living for the first time.

The read-through for owners

A record at the top lifts the floor beneath it. The Camellias, Aralias and Magnolias are being repriced upward as buyers who miss The Dahlias look sideways for a finished floor. That is the quiet trade we watch: not the launch, but the resale it drags up.
